Why is the financed loan amount higher than the home price minus the down payment? FHA loans add a 1.75% upfront mortgage insurance premium (MIP) directly into the loan balance rather than requiring it as cash at closing, which is why the example's $289,500 base loan grows to about $294,566.

Does the annual MIP ever go away like conventional PMI can? Not usually with less than 10% down — the 0.55% annual MIP on FHA loans typically stays for the life of the loan, unlike conventional private mortgage insurance, which can be cancelled once enough equity is built.
