Frequently asked questions

What does it mean if the NPV comes out negative? A negative NPV means the discounted future cash flows are worth less than the initial investment, so the project would destroy value at the chosen discount rate rather than create it.

How sensitive is NPV to the discount rate you choose? Very sensitive — raising the discount rate reduces the present value of every future cash flow, so a project that looks profitable at 10% can show a negative NPV at 15%; the rate should reflect your actual cost of capital or required return.
